Owning in Bali Should Not Feel Like a Second Job

I have lived in Bali for more than thirty years. In that time I have watched thousands of people fall in love with this island.

Many of them wanted to own a piece of it.

A villa. A small restaurant. One day, perhaps, a boutique resort.

Most of them never did. Not for lack of money. Not for lack of courage. Because of the paperwork.

A foreign-owned company. Licences. Monthly tax returns. Quarterly reports to the government. An annual shareholders’ meeting. Visas.

Each one manageable on its own.

Together, a second job – in a language, a legal system and a time zone that are not your own.

So people walk away. Or they take a shortcut. A name on a certificate that is not theirs. A promise from a friend. An arrangement that feels simple, until the day it isn’t.

I have seen how those stories end. Too often.

The friend who moves away. The partnership that turns sour. The marriage that ends, and the name on the certificate that suddenly matters.

The villa is still there. The ownership is not. And Indonesia is changing.

Tax filing has moved online, into Coretax. Licensing runs through OSS. The authorities look more closely at who really owns what.

These are good changes. They make the country more transparent, and more serious about investment.

But they leave less and less room for shortcuts. The informal way is closing. The proper way has never mattered more.

For years, our work at Seven Stones has been to make doing business in Indonesia simpler.

And for years, clients have asked us the same question: “Can you not just take care of all of it?”

From January 2027, the answer is yes.

We set up your PT PMA – properly, in your name. We keep the books and file the taxes, every month. We submit the government reports, every quarter.

We prepare and run the annual shareholders’ meeting. We help you choose what to invest in, and we oversee whoever runs it.

A word about the choosing.

Bali is full of opportunities. Not all of them are good ones.

Every asset we look at is checked against the rules before you spend a single rupiah.

The business classification. The land right. The zoning. The lease. Then the numbers. Then the seller.

Sometimes the most valuable advice we give is three words: Not this one.

And we do something most advisors will not. We sit on your board.

A Seven Stones director, alongside you, carrying the responsibility for your company’s compliance.

The deadlines. The filings. The letters from the tax office. They land on our desk. Not yours.

If something is missed on our watch, that is on us.

You do not need to move to Bali. You do not need a work permit to keep your company running. You do not need to learn Coretax.

What stays with you: The ownership. The decisions. The view from the terrace, whenever you choose to visit.

Once a month, a report arrives. One page tells you whether your money is safe, whether your asset is performing, and whether your company is in good standing.

That is the whole job. Picture a year from your side of the table.

Twelve monthly reports. Four government filings you never had to think about. One shareholders’ meeting, prepared and minuted. A handful of decisions that are genuinely yours – a renovation, a dividend, a plan for next season.

And a holiday at your own villa, if you want one.

Who is this for?

The professional in Europe, Australia or Singapore with capital and a long love for this island. The family planning a second home that pays its own way. The owner who bought years ago in someone else’s name, and wants to sleep better. A Family office wanting to test the waters in Bali and Indonesia.

Different stories. The same wish. To own something here, properly, without it taking over their life.

Why does this matter to me?

Bali has given me a life. A family. Three decades of friendships, ceremonies and lessons. I believe foreign investment can be good for this island – when it is done properly.

When it pays its taxes. When it employs local people fairly. When it respects the banjar and the land it stands on.

Every investor who does it the right way makes Bali a little stronger. Making the right way the easy way. That is the work.

We call it the Managed Investor Programme, and we open it to our first clients in January 2027. We will start with a small group. So we can do it properly.

If you have been dreaming of owning something in Bali – or you already do, and the paperwork keeps you awake at night – I would like to hear from you.

Send me a message on LinkedIn or email [email protected], or write to us at [email protected].

A closing note:

This is not a promise of returns. Property and hospitality carry real risk, and anyone who guarantees you a yield in Bali deserves a hard question.

It is not a way around the rules. It works because it follows them.

It is a promise of something simpler. Peace of mind.

Partners in growth. That is what we have always tried to be.
